Welland sits at the geographic centre of Niagara, threaded by the old Welland Canal, now the recreational waterway at the heart of the city's identity. The Welland International Flatwater Centre hosts world-class rowing and dragon-boat events, and the canal's calm waters, paddling launches, and waterfront trails are an everyday amenity locals genuinely use. A traditional manufacturing city, Welland has been reinventing itself as Niagara's value play. New subdivisions in the north end and along the canal have attracted young families and GTA transplants, while Niagara College's Welland campus brings thousands of students and steady rental demand. The historic downtown and King Street corridor are earlier in their revival arc than St. Catharines', which is exactly where the opportunity lies.
